Mosaiquero’s / studio workers— 2 men can operate each tile press — one on either side - each independent- I have found on average that a good worker can produce 90-125 design tiles per shift— understand each design is different — some tiles are 2-5 colors each— each color takes time to dispatch — in other cases I have employees that can produce 2-3oo solid color tiles per day - it varies —
Overall Studio — once one demanded all 4 work stations to produce you should have 8 mosaiqueros and I have always used 2-3 ayudantes - General helpers as support to the producers—
General Math- $$— Trained Mosaquieros— average $225 -$325 in 5.5 days a week working normal shifts 9am -5-6 pm - usually Saturdays we organized and cleaned up and prepped for following week —
men in training = $150- 185 ayudantes $125-150
normal daily production normally renders- 850 - 1,000 design tiles 8x8” note: more when including solid tiles 500-1000 per week - when I operated 4 machines with 8 men I often made approx $3,000. USD net per day selling at wholesale trade prices- which was usually average of $3.00 - $3.50 net profit per tile =$12,000- $14,000 net per week—
these numbers came after considering all my overhead— rent, labor, materials etc. tile prices I have noted have gone up since I departed— materials probably as well — but in Mexico cement is usually fairly regulated and prices not exorbitant - I remember spending $2-300 or so for cement weekly- and occasionally having to custom order pigments which can be costly — but after everything considered there was always handsome amount in profit every week —
note: Several of my workers would like to return and make tiles again- they are highly trained and have the ability to run the studio- for a new owner--
note: my wife who helped run the studio - was in control of materials and helped direct the workers - she kept good records reflecting how many tiles were average per bag of cement and marble dust mixture - approx how much costs in pigment we spent etc. and after many years of producing it never seemed to be a burden financially for the results we produced -

Do you have to be an artist or a craftsman ? NO absolutely not— it helps if your inclined to have good taste and ideas of color and design but 90% comes form the mosaquieros talent as well the talent of the 3rd generation mold making family in Guadalajara -
I took great care and respect for my workers— as a result we enjoyed our working together and I have remained in touch with them over the years since departing— several of my top men have said to me they would return again to create a great functioning studio if I produced a good buyer who treated them fairly — they know I wouldn’t permit less for them—the men can train and recruit others as time and demand is called for more hands on deck
my 3rd generation foreman who worked by my side for many years— is a master of masters in mixing custom colors as well producing tiles— he is basically retired now but has told me if I asked him he would consult /train on a temporary basis — I will say that 3 of my men who wish to return are also highly skilled mosaiqueros with many years of experience and also could possibly be able to supervise the studio well —

Tile Inventory— will be sold separate from the studio equipment — due to it is not mandatory to buy- I have saved 31 pallets of design tiles of which 25-27 I will consider selling for a excellent price so a new owner has a easy start up on showing and exhibiting tiles to help gain new clients and outlets to promote the studio - at cementarttile.com / each tile shown represents the 31 palettes of inventory — 780 pcs. of 8x8” tile = 350sq. ft of coverage per — with a few exceptions of 6x6” tile noted on the website- I intend on helping a new owner with fair pricing —

The Location of Patzcuaro as well the studio -
Patcuaro is founded in the 1320’s — sits at 7,020 ‘ elevation above sea level, resides on a large lake surrounded by 26 volcanoes and has 4 islands within its boundaries— there are incredible Indian craft villages that surround the border of the lake— each unique— some more open to tourist and visitors than others and most full of a specialty craft that many would employ, great restaurants and friendly people in general - Patzcuaro has a beautiful plaza- gardens and central park with beautiful architecture of adobe 2 story buildings with arches and columns and ornate balconies- many coffee shops, cafes, , art galleries, museums , cathedrals etc. - the general population has an Indigenous background of the Purepeche regions of people- Patzcuaro hosts many festivities and art exhibits, incredible day of the dead celebrations-etc.— Michoacan is noted for having so many fabulous craftsmen and artists— you will find also that many Americans as well Canadians enjoy residing in Patzcuaro— you can find from antique Spanish Colonial adobe mansions to quaint adobe homes most with fireplaces and all with red spanish tile roofs — I have never enjoyed such a beautiful place to live as well as here— the daily traditions of true Mexican living have not been disturbed in Patcuaro— they have keenly preserved their heritage — and traditions —
The studio location — is very discreet— out on the age of town in a really nice warehouse— kinda out of sight and hidden to some degree— we keep the doors closed and our business to ourselves and have not been interrupted or bothered in 8-9 years— The landlord is a wonderful gentleman who lives an hour away and never has bothered me in any way but yet very responsive when i ask for his attention if need be— I pay the rent on time monthly of $425-500 - monthly and he seems to like a long term tenant—that causes him no problems- it is a good relation-
studio size — entry hall from front - 4o-50’l - with storage rooms on rt. & lt. of hall for materials etc. , then 2 offices one on rt. maybe 12x20’ with a private bathroom, on lt. side another office facing the work area with windows and 2 doors— another bathroom to it’s side for workers use—
main work area- - approx 40’w x 85-100’ long with 25-30’ ceilings — some translucent roof panels— back door in one corner— facing the front of building 2 roll up garage doors rt. and left - and in the center 2 large heavy metal doors- to allow large trucks to drive in and deliver materials within -

The Offering $$— The studio when it was functioning was appraised by the seller's CPA who also sits on several Bank boards — his estimation based his experience of knowing my sales as well production ability over many years - rendered $1,368,000- as it’s value — since it has remained dormant for 6 yrs—
I am offering the studio for $225,000 —or more if desired by more than 1 group or person — I am in hopes of not needing to finance but if so — to the right person with solid security I might with reasonable interest similar to bank rates— I am willing to share a discussion if it comes to that —
